Maintenance Manager

The Maintenance Manager is responsible for the planning, coordination, and execution of all maintenance and minor repair activities across a portfolio of commercial properties. This role ensures that all properties remain in a safe and operating condition while controlling costs, coordinating vendors, and responding to maintenance needs efficiently.

This position operates across multiple properties and serves as the central point of accountability for maintenance standards, programs, and service response.

Core Responsibilities – Maintenance Operations

  • Oversee routine, preventative, and corrective maintenance across properties of various types

  • Receive, prioritize, assign, and track maintenance work orders

  • Perform hands-on maintenance and repairs

  • Coordinate emergency response for after-hours or urgent issues

  • Ensure consistent maintenance standards across the portfolio

Vendor and Contractor Management

  • Coordinate subcontractors and service vendors

  • Issue and manage work orders for vendors

  • Review scopes of work, pricing, and completion quality

Preventative Maintenance

  • Develop and maintain preventative maintenance schedules for building systems

  • Track equipment condition, warranties, and replacement planning

  • Reduce emergency repairs through proactive maintenance practices


Inspections, Compliance, and Reporting

  • Conduct regular property inspections to identify maintenance needs

  • Ensure compliance with applicable building codes and safety requirements

  • Maintain documentation for inspections, repairs, and certifications

  • Provide regular status reports to ownership


Qualifications

  • 5+ years of experience in construction, maintenance, facilities management, or related field

  • Strong working knowledge of HVAC, electrical, plumbing, and general carpentry

  • Ability to manage multiple properties and priorities simultaneously

  • Experience coordinating subcontractors and service vendors

  • Must have a valid driver’s license and ability to travel between properties


Work Environment

  • Combination of office coordination and field-based work

  • Regular travel between properties

  • Occasional after-hours or emergency response may be required
